When we arrived today, we were greeted by the homeowner, who showed us the kitchen where a leak had formed under the sink. She mentioned that the faucet had been leaking from multiple areas, causing water to leak onto the countertop. Her son-in-law, explained that the pull-out spray wand was loose and he had tightened it. While testing the faucet, we also noticed that the sink drain was gurgling. We discussed several options with the homeowner and her son-in-law.
To start, we placed protective cloths on the floor to protect the work area. We removed the clean-out plug and used our medium-sized power cleaning machine to clean the kitchen drain piping. After testing, we found the drain was functioning properly.
Next, we closed the emergency water shut-off valves for the faucet and found they did not close completely. We shared these findings with her and discussed the options again.
We then shut off the main emergency water valve for the home and drained the water supply system. We installed two new professional-grade quarter-turn emergency shut-off valves. Once completed, we restored the water supply and bled the air from all the fixtures. We removed the old kitchen faucet and installed a new single-handle pull-down spray faucet in a brushed nickel finish. After securing all connections, we tested the faucet and found no issues.
We also inspected under the dishwasher and found no additional leaks.
While in the attic closing the water supply to the water heater, we discovered that the thermal expansion tank had failed, there was evidence of backdrafting on the water heater, and the water heater was approximately 15 years old. We shared these findings with the homeowner, who decided to wait on additional repairs.
Finally, we cleaned all work areas and removed all tools and debris.
