The topic of maintaining your water heater can be very controversial. For the record, I have always felt very strongly about properly maintaining your water heater, whether it is a tankless or a tank-type heater. I will try to cover both sides of the debate here.

The Debate Around Water Heater Maintenance

A lot of people, including some plumbers, believe that it is not necessary to maintain a water heater. The reasoning is simple. On older heaters, the only real maintenance involved draining and flushing the tank and testing the relief valve. When you drain and flush the heater, you are trying to remove debris so it does not accumulate at the bottom. The argument against this is that even if there is a buildup, it only slightly affects efficiency and may not justify the cost of the service.

Why the Relief Valve Should Never Be Ignored

Another common argument is against testing the relief valve, as it may start to leak afterward. While this is true, it is also exactly why it should be tested. If you read the label on a temperature and pressure relief valve, it clearly states that the valve should be tested twice a year and replaced every three years if needed. This valve is the most important safety component of the water heater, it prevents the unit from exploding. Its importance cannot be overstated.

The Hidden Impact of Sediment Buildup

While the efficiency argument may seem valid, sediment buildup has a bigger impact than many realize. As debris collects at the bottom of the tank, it takes longer to heat the water. This means the flame remains in contact with the steel base for a longer time, increasing wear and accelerating the risk of tank failure.

Modern Water Heaters Require Regular Maintenance

All of the arguments above mainly apply to older-style tanks. With modern systems, maintenance is no longer optional, it is essential. Since around 2003, water heaters have been designed differently. They now feature sealed combustion chambers, where all the air used for combustion must pass through a component known as a flame arrestor plate.

What Is a Flame Arrestor Plate?

A flame arrestor plate is a flat metal surface with hundreds or even thousands of tiny openings. It allows air to enter while preventing flames from escaping. This design helps stop fires by ensuring that ignited gases cannot spread beyond the unit.

Why Cleaning Is Critical

While this is an innovative safety feature, those tiny openings can easily become clogged with dust and debris. If the plate is obstructed, it can lead to frequent and frustrating heater shutdowns. For this reason, the combustion area must be kept clean and should be professionally maintained at least once a year.
