Chicago Bathroom Remodeling: Plumbing Tips Before You Start Your Project

Remodeling your bathroom in Chicago is an exciting project, but before you dive into design choices, addressing your Chicago home plumbing is essential. Plumbing is often overlooked early in the process, but poor planning can lead to plumbing pipe issues and costly delays. Whether you’re relocating fixtures, replacing old pipes, or upgrading your plumbing system, understanding how plumbing affects your remodel is key to a smooth and efficient process. Start by identifying potential plumbing issues, such as leaks or corrosion, and ensure that your current plumbing system can support the new fixture. Planning your plumbing first will save time, money, and frustration down the road.

Below are the tips and considerations for all owners who are considering bathroom remodeling.

1. Spot the Red Flags before Chicago Bathroom Remodeling: When Should You Replace Your Pipes?

Before starting any demolition or fixture installation, take a step back and evaluate your existing plumbing. Identifying pipe replacement signs early can prevent expensive water damage later on. If you’re dealing with any of the following, it may be time to replace your plumbing:

  • Frequent Leaks:

If you’ve been dealing with leaky pipes or repeated repairs, it could signal that your plumbing is outdated and deteriorating.

  • Low Water Pressure:

A steady decline in water pressure often indicates corrosion or blockages in your pipes.

  • Rust or Discoloration:

Rusty water or visible corrosion are clear signs that your pipes are nearing the end of their lifespan.

  • Slow Drainage:

If your water takes longer to drain, especially from the shower or sink, this could indicate plumbing issues that need immediate attention.

Addressing these signs early through plumbing pipe replacement will prevent future complications and ensure your remodel is set up for long-term success.

2. Is Your Plumbing Ready for a Remodel? When to Replace Pipes

Knowing when to replace pipes is crucial before you start your remodel. Old, corroded, or outdated plumbing can impact your bathroom’s functionality and aesthetics. Here’s when you should consider replacement of plumbing pipes:

  • Age of Your Pipes:

If your home is over 30 years old and still has the original plumbing, it may be time for an upgrade. Old pipe replacement can prevent major issues during your remodel.

  • Constant Repairs:

If your pipes require frequent repairs or fixes, it’s likely they are deteriorating and should be replaced to avoid a more costly failure later.

  • Water Discoloration:

If your water appears brown or yellow, it might be a sign that your pipes are corroding from the inside out.

  • Moving Fixtures:

If you’re relocating the shower or sink, your old pipes may not be able to handle the new layout. This is the perfect time to replace them.

When replacing pipes, the right materials (PEX, copper, or CPVC) will ensure your plumbing system runs efficiently for years to come.

3. The Cost Breakdown: Understanding Repiping Costs

One of the biggest concerns homeowners have when considering plumbing pipe replacement is the cost. Here’s what to keep in mind when budgeting for repiping during your bathroom remodel:

  • Material Choices:

The cost of repiping varies depending on the material you choose. PEX is an affordable option, while copper offers long-term durability but at a higher price.

  • Size of Your Home:

Larger homes with multiple bathrooms will naturally require more pipes, increasing the overall repiping cost.

  • Labor Costs:

Experienced plumbers will charge based on the complexity of the work. Labor is often the most significant part of the plumbing pipe replacement cost, so be sure to factor this into your remodel budget.

While the upfront cost of replacing old pipes may seem daunting, it’s a long-term investment that will save you from higher repair costs in the future.

4. The Essential Plumbing Layout: Where Should Fixtures Go?

Properly planning your plumbing layout is crucial, especially when relocating fixtures. Here’s how to avoid plumbing headaches during your remodel:

  • Plan Fixture Placement Carefully:

If you’re moving the shower, sink, or toilet, ensure the plumbing system can support the new layout. Your plumber will need to reroute water supply lines and drainage pipes to accommodate the new placements.

  • Know the Space Requirements:

Some fixtures, such as a new bathtub or dual showerheads, require a higher water flow. Make sure your plumbing system is up to the task before installing them.

  • Ventilation:

Adequate ventilation in wet areas, such as the shower or bathtub, prevents mold buildup and ensures that water is drained correctly.

Planning the plumbing layout before installation will save time, effort, and prevent costly corrections down the line.

5. Drainage and Ventilation: The Unsung Heroes of a Bathroom Remodel

Drainage and ventilation systems are critical to the long-term health of your bathroom, but they’re often overlooked in the excitement of selecting tiles and fixtures. Here’s why you should prioritize them:

  • Drainage Systems:

Ensure all drains are correctly aligned with plumbing lines to avoid slow drainage, clogs, or backups. If you’re moving fixtures, proper drainage is crucial to prevent plumbing pipe issues in the future.

A well-planned drainage and ventilation system will prevent water damage and keep your bathroom functioning properly for years.

6. Budgeting for Plumbing: Don’t Get Caught Off Guard

Plumbing work can be one of the most significant expenses in your bathroom remodel. Whether it’s replacing old pipes or installing new fixtures, here’s how to budget for plumbing:

  • Plumbing Pipe Replacement Costs:

Don’t forget to include the costs of repiping or replacing damaged pipes, as this is an essential part of the remodel.

  • Unexpected Plumbing Issues:

During a remodel, old plumbing can reveal hidden problems, such as leaky pipes, slow drainage, or outdated fixtures. Be sure to factor these potential costs into your budget.

  • Professional Help:

While DIY can be tempting, plumbing work requires expertise, especially when moving fixtures or replacing pipes. Hiring and contacting a licensed plumber ensures the job is done safely and correctly.

By budgeting for plumbing needs upfront, you will avoid financial surprises and keep your remodel on track.

7. Securing Permits: Navigating Chicago’s Building Codes

In Chicago, replacing a plumbing pipe or making any changes to your plumbing system requires a permit. Here’s what you need to know about the permitting process:

  • Permits for Plumbing Work:

If you’re replacing pipes, rerouting water lines, or relocating fixtures, you’ll need a permit from the City of Chicago. Permits ensure your remodel complies with local building codes.

  • Why Permits Matter:

Working without permits can lead to fines or the need to undo work that wasn’t approved. Ensure your remodel stays compliant by working with a licensed plumber who understands local regulations.

Securing permits at the start of your remodel prevents delays and keeps your project compliant with Chicago’s building codes so that you can focus on the plumbing system problems properly.

1. When Remodeling a Bathroom, What Should You Do First?

The first step in any bathroom remodel is to assess the plumbing. Before starting demolition, plan your plumbing layout, identify any existing plumbing issues, and determine if you need to replace plumbing pipes. It’s essential to hire a licensed plumber early in the process to ensure your new design will work with your existing plumbing system.

2. Do I Need a Permit to Remodel My Bathroom in Chicago?

Yes, in Chicago, you will need a permit if you are making any structural changes, including relocating plumbing fixtures or altering water supply and drainage lines. Permits are essential for ensuring that your remodel complies with local building codes and to avoid fines or delays.

3. What Is the Rule of Thumb for Bathroom Remodels?

The rule of thumb is to prioritize functionality before aesthetics. Start by addressing plumbing needs, including evaluating your current plumbing system for plumbing pipe issues. Once the plumbing is in place and up to code, you can proceed with selecting materials, fixtures, and finishes for your bathroom.

4. What Are the Mistakes in Bathroom Remodel?

Common bathroom mistakes remodels include neglecting plumbing issues, such as failing to replace old pipes or plumbing. Failing to plan fixture placement properly or ignoring the need for pipe replacement signs can lead to costly rework. Additionally, skipping the necessary permits or failing to coordinate plumbing work with other parts of the remodel can cause delays and complications.

5. In What Order Do You Renovate a Bathroom?

The order of renovation typically follows this sequence:

  1. Plumbing work: Start by assessing and replacing old pipes or rerouting plumbing lines as needed.
  2. Demolition: Remove old fixtures, tiles, and materials.
  3. Rough-in plumbing: Install new plumbing lines and adjust the layout.
  4. Install fixtures and finishes: Once plumbing is complete, install new fixtures, flooring, cabinetry, and paint.
  5. Final inspection: Ensure everything is up to code and functioning properly.

By addressing these key points early in your remodel, you can ensure a smooth and efficient process while avoiding common plumbing pitfalls. Whether it’s plumbing pipe replacement or planning your layout, the proper steps will help you achieve the bathroom of your dreams.

Great workmanship and friendly team, but expect to pay double and be billed for every single thing. I’m giving Baethke Plumbing 3 stars because while their technicians are genuinely kind, courteous, and do high-quality physical work, their billing practices are rigid to a fault. It’s no secret that Baethke is expensive. You can expect to pay roughly 2x what an average Chicago plumber charges. Honestly, I didn’t mind paying a premium upfront because the professionalism and craftsmanship are clearly there. In my case, I paid over $4,000 for the diagnosis and repair of a corroded copper pipe, and the invoice specifically noted that the line was water-tested afterward to confirm the leak was resolved. However, a week or two later, I still had water coming in and had to call them back out. It turned out there was another pinhole leak from corrosion just two feet further downstream on that exact same copper pipe. While I understand that their warranty only covers the specific section of pipe they replaced, they charged me an additional $800 just to diagnose and tell me that the exact same line still had a leak two feet away. When you pay over $4,000 to a top-tier company to diagnose and fix a leaking pipe, including a post-repair water test, you expect them to verify that the rest of that immediate run isn't actively leaking before wrapping up, rather than assuming the corrosion stopped right at the cut. More importantly, charging a customer $800 just to point out a missed pinhole two feet down the same pipe feels inappropriate given how much was already spent. Had the remaining leak been coming from a different source, I could understand but from the same pipe is a different story. Overall, Baethke is a good plumbing company with very nice people who do solid work. Just go in knowing that not only are their base rates exceptionally high, but they also bill strictly by the book for every step, even in follow-up situations where a little goodwill or common sense should apply.
Response from the owner:Mateo, thank you for taking the time to share your experience and for recognizing the professionalism and workmanship of our team. We understand your frustration with the additional diagnostic charge, particularly given the proximity of the second leak to the original repair. We appreciate you sharing your perspective on the situation, and your concerns regarding the follow-up visit and billing are important to us. We strive to provide quality service throughout every step of the process, and we appreciate you bringing this experience to our attention. I did review everything that Josh did and unfortunately, the untreated, Acidic Combustion Condensate that had been discharged for so long into that copper drain pipe has significantly thinned the pipe. It was 2 weeks later for that additional leak and we can't guarantee there won't be another unless all of the copper piping is replaced. That would be significant. If you would like to discuss this you are always welcome to call me either in the office at 773-276-5430, or on my cell at 773-447-4913. Thank you again.

I was not looking forward to having work done due yo the cost of plumbing and the fear of shoddy work (past experience). This was the best plumbing experience I have ever had and it is worth every penny.
Response from the owner:Lisa, thank you for taking the time to share this. We’re glad Josh and his apprentice delivered careful, precise work and made the whole process feel straightforward and respectful. It means a lot to hear we helped ease your concerns and that the results felt worth the investment.
